Overview

Welcome to the 2700 Sloat Boulevard website, created to provide current and future neighbors with the most accurate and up-to-date information on this exciting project. We are pleased to bring 400 new homes, of which 30 percent (120) will be permanently affordably priced to the transit-rich Outer Sunset neighborhood.

2700 Sloat Boulevard envisions a walkable, pedestrian-scale, vibrant public realm with new streetscape improvements and neighborhood-serving retail, creating an active city street and thriving commercial district for new and existing residents and tourists visiting the San Francisco Zoo and nearby Ocean Beach.

PROJECT GALLERY

Using HOME-SF, San Francisco’s local density bonus program, 2700 Sloat Boulevard proposes to build an additional two floors of housing units on top of the 10 floors already allowed by the existing 100-foot height limit zoning. This 20-foot increase in height will significantly increase the percent of on-site affordable units from 23% to 30% and deliver approximately 120 new on-site affordable homes.

PROJECT SPONSOR

2700 Sloat Holding, LLC is based in San Francisco and is committed to building high-quality, family-friendly and affordable housing on Sloat Boulevard.

Design

2700 Sloat Boulevard blends thoughtful and contextual architecture featuring two interlocking twelve-story, L-shape floor plans, creating a beautifully landscaped open-air central courtyard providing sunlight and fresh air to the interior facing residential units. The projects’ streetscapes enhance the warm and welcoming pedestrian scale of Korb Architects ground floor design, featuring 9,700 square feet of retail space intended to accommodate a variety of neighborhood-serving retail uses and sizes.

The project will feature amenities that address the family friendly purpose of the HOME SF program as well as recognize the unique location of the project site. Additional owner amenities will include a children’s play area, stroller storage, surfboard storage, bike storage and bike repair area and dedicated owner storage areas on site.

Affordable Housing

San Francisco’s development of multi-family housing has been largely restricted to a handful of supervisorial districts and neighborhoods in the east side of the city. The Sunset, Richmond and Parkside are not among them. 2700 Sloat Boulevard will provide five times the amount of affordable housing added to District 4 over the last 10 years, as well as new market-rate housing for families, couples and individuals.

The HOME SF program has an overriding pricing limitation that requires all affordable HOME SF Units to be sold at no more than 80% of its Fair Market Value, regardless of what the appropriate AMI income level would otherwise allow.
